Always like to see these types of rehab projects!!!! The thread in Mid-A is pretty cool!!!

The +1 has be rehab a powder room and Foyer

Refrigerator in the living room......VERY convenient!!!!!

NNnnnoooooooooooo!!!!

We were just talking about our kitchen last night. New countertops, we started with, would be nice. But by the time we finished, we were down to the studs with a full redesign.

At least our appliances are already new and don't need replacing. HPH

Great looking plan, MsP. You'll make an already beautiful home even more so. I wish I had your spunk. My kitchen and bathrooms are quite tired looking, but I can't seem to motivate myself to wrap my mind around what I'd like to do (short of buying a new house ).

yep it usually starts with the counters or the floors, next thing you know your talking equity loan.

our cabinetry is fine, the counters were formica overlay and need to go.
the wide oak floors have served their useful life and need to be replaced.
of course the cabinets were installed over the floor. so replacing the floors needs a remove and replace of the cabinets.

Do you have the plans for the existing kitchen? It's be nice to have a "before" and "after" set of plans to compare. But looks like an interesting renovation. Good luck.

^ No, the kitchen was installed when the building was built. There is a floor plan around somewhere, but not like the new one. And yes, I did take out a rather large line of credit for this project! Getting ready to write another big check tomorrow for the second half of the cabinets. That should be it, except for paying the contractor.

Here's a pic of my designer, Daniel. He's a character but we get along well. I made very few changes to his plan. He's worked for several years with the contractor and will be overseeing the project, so I expect it will go fairly smoothly. I will be looking over his shoulder, of course.

There's always something. In our case, the (ceramic) tile floor went in after the cabinets, so...

AAAaaahhhhhhhhhh!!

(We've been through this two times with other houses, so, in a sense, we're old pros. But that's why I'm doing all this screaming as well.)
