Front fenders should be rolled even with a proper diameter 215/40. Rear, you might be OK without a roll but it wouldn't hurt to do all 4. I'd roll the fenders and then run 225/40, 255/35 tires. Rears would be slightly pinched though.
People running non-staggered without fender work are probably running 9" +60 at stock height.

+60? those are some hard to find offset for aftermarket rims.

Your front tire is the wrong series at 45, it should be 40. So thats part of the main issue right there, its too tall a tire. You also have to factor in camber alignment to get the tire to tuck in as it compresses, which is especially imperative if your lowered and your fenders aren't rolled. Where is the camber currently? Your very likely going to need to either replace the front tires with the proper overall diameter size, or raise the car back up at the very least. The proper/standard thing to do all that aside would be rolling the front fenders, thats how people fit bigger wheels and tires.

My bad, the fronts are rolling 215/40/18s. yeah they still rub. I guess rolling fenders is my only option?

Thank so much for your input on this.
How about max negative camber? still need the fender roll?

Camber doesn't help that much since the front wheels turn. You'll still rub. You need to roll the fenders.

The difference between the 2 as you can see, is only 2mm on the outside fender. Tire choice ie; width/height-shape and camber alignment will have more effect on outer rubbing in this case. This is the positive when you can find a wider wheel with a less aggressive offset, allowing you to run wider rubber wile still getting the benefit of a proper shape tire and outer fitment. There is a point where inner fender rubbing can occur though, and with a 9 +60 that becomes a consideration with a 255 vs a 245 when lowered and again the alignment. The fact that the 9 +60 gives you the option to move up several tire width sizes without fitment issue then if you were to stick to the 8 +45 is worth it. With that, I wouldn't push the front to a 255 unless you know what you are doing and have a performance goal in mind, which from the sounds of it you don't really. So I say do a 245/255 stagger on the 9 +60 non stag wheels. Or if you want the option of rotating tires, just do 245 all around.

245 vs 255, I'm not an expert but I suppose for grip, though you likely won't notice this too much on the street.

I was just discussing this with my friend yesterday, He was running the PF01SS 17x9 + 60 with 255/40/17 Z2. He didn't roll but he did push his front fender tabs upwards and tucked his . He showed me a picture of his car leaning at an autox and he said he didn't rub.
