cost build 3500 sq ft house?
talked to a guy today and he said $300 per sq ft for a nice place=near 1 mill just to build a place. sounded crazy to me. anyone know how much it should be or was he right?

that's insane! sounds like rip off unless you want the best marble, wood, cement...etc. the average cost is about 100 per sq.ft. that's what most builders are quoting my family.

$300/foot is realistic.
However, there are so many factors, there is no way to just throw out a number without reviewing plans and spec level.
Give your plans to a few general contractors to bid on. They will tell you what it would cost to build your house!

i dont have any plans, just trying to get an initial idea. how can someone afford to build 1 million buck house? the house plus the lot would be like 3 mill if sold.

Like the Major said so many factors. Land cost is just as wild.
Palisades 1.5 gets you a smallish lot.
Canoga Park 700k for same size.
I heard of 120 to 475 per sq. foot for house alone.
Farm house to Persian palace.
What are you going to do we're in LA-LA Land

A friend of mine built a 3500 sq ft house in Redondo beach. He was shooting for 120-150 per sq ft, it ended up more like 250-300 per sq ft when he was done. I think 300 per sq ft is a bit hight to start, but the average of 100 per sq ft stated earlier in this thread is impossible. Contractors usually bid low to get the job, then price goes up from there depending on scheduling, weather delays, material cost, labor cost and many many other things.

I actaully am in the process of making an offer on two .25 acre lots towards to the top of Topanga Canyon. What you need to consider is the correct area you are going to build in and how the current market is. There are alot of alternitives in that alone that you need to consider, but that what is going to determine your cost etc.. It's quite obvious that you want to build in an area that has some value etc. IMO what you should look to expect to spend is around 250-400. Thats just being real with you. What many people don't understand is that labor in itself is the most expensive part of construction and eats most of the money up.
You got to consider your alternatives too when it comes to material. For example types of flooring and types of roofing materials. I'm looking to spend approximately 500k to build one house, but the current market and value of the houses im building around are all above 1.5 million. We are talking 4 bedroom 3500sqft. Although the houses im gonna build are going to alot diffrent. I'm building two Green houses and the market for these houses is unbelievable and i can expect to move this house fairly quickly.
