Yeah, i'm going to try out alot of "new things" that existing developers are scared to try. This ranges from a new structural system(no conventional wood framing) to natural lighting and ventilation, solar panels etc. My goal is to develop a house that is more self reliant than dependent upon the earths resources. Iwant to create an off grid system for energy and do alot of little things that are evironment friendly. Can you imagine providing energy for yourself for the whole year recieveing a tax break and then being able to actaully sell some energy back to a main grid? The technology is out there, its just that builders are scared to try and develop something they have no clue on I have created several concepts and will post them later so you can get an idea of my concept etc.
btw, this is an investment and side project for myself and several other individuals so i am hoping to land this property so i can have the oppurtunity to develop both lots. It should be fun

sounds great. are you having custom plans from an architect or prefab? I want to do the same thing, for my family to live in tho, and am looking for land in the SFV. these things interest me and I'd love to see a local, real project taking shape. best wishes!

I just purchased a piece of land out in palmdale (2 acres) for $230k and the actual cost to build the home is gonna run me around $400-450K b/c the future buyer will get to choose what type of upgrades they would like (granite countertop, pool, stanless steal fridge, etc..) .. but the home itself will have all the top of the line equipment - i.e. open the garage, turn on tv, turn on AC, activate alarms, lights etc.. all from your car. House will be between 3,250-3,500sqr. ft. when its all said and done with 3 car garage.. best part is not a cent out of my pocket and profit is there. Once the construction starts the home itself should be done within 3-4 months time.

I guess its different if your going to build for personal use (i.e. make it a primary residency) or sell it for investment purposes. But if its for investment make sure you dont spend a dime of your own money.

If you need some contacts like builder , construction loan officer , etc... let me know .. the guy building my house is awesome and knows his stuff.

I'm licensed in General Contracting, and he's more then likely referring to the property + land. If he wants to charge 1mill for 3500 square feet for a bench mark layout, which is about 4 ~ 5 bed rooms and 3 ~ 4 baths thats absurd, ALWAYS get more then 5 quotes before signing that dotted line, even though it saddens me to say such things when I may be ONE of those bids, but its the truth to shopping for construction.

It all depends on size etc. If your really interested in finding a price ill try and pull something up
