Have you been to that area of Stockton,.. I lived in Stockton for 10 years, and let me just say I feel safe anywhere I go now compared to Stockton even down town Oakland. Additionally a commute to SF from Stockton is pretty bad over two hours during m-f.

The commute would be just awful! Factor in occasional accidents and...forget about it!

people who lost out in 2000 were primarily people in the technology industry.. and if you look at the numbers, the median home price since 2000 has doubled.

housing prices will never go down, they never have in at least the past 30 years. they might plateau for a few years at the most, but you will never lose money, perhaps just break even in a worst case scenario,

i pretty much grew up around the real estate industry because of my mom and it's never a loss.

Also, I think renting a place in South SF when you first move over might be a good option. South SF is more like your normal city with suburbs and also streets that weren't designed by crackheads. If you end up working in the financial district or something, it'll be a bit of drive to get there from South SF, but it isn't unbearable.

Once you know the area better, figure out where you'll be working, and decide you can afford a house, then you can move wherever. You'll need to have a fat down payment saved up or make a pretty big salary (or eat a lot of Cup O' Noodles) to afford any sort of decent house in SF.

As for being a hippy, don't worry about moving to Haight-Ashbury just for that. You're moving to the hippy stronghold of the USA. Here, Bob Marley gets mucho love, budda pipes are smoked freely, and every 5th car is a VW stoner van.
