I would never own a rental property more than 30 minutes from my house. As far as summer homes go, I would just be worried about maintenance on a house in extreme elements during winter especially if nobody is home for several months at a time. What if a tree fell on the house or a window broke and you dont find out until you or a friend shows up in the spring? The house would already be full of wildlife and rain.
