I'd be surprised if there were a lot of properties in the $25,000 range with cap rates of 20%; with all of the real estate investors in the market, surely the prices will be bid up until the cap rate is more reasonable.

It greatly depends on your area tho. It's near impossible to buy rental properties in most areas of the NE with cap rates of 20%. If there was I'd have already purchase a couple! Lol.

I do business in Florida too where it is possible to get 15-20% cap rates between 50-150k investments, but that's mixed with commercial and residential real estate.

Also keep in mind the type of people who rent the cheaper units are many times a big hassle. Your ROI vanishes once you have a dead beat renter, depending on your county's eviction laws & procedures.

Im just shooting more investment suggestions, Have you heard of peer-to-peer lending? Basically there are sites that lend people money at preferred rates better than banks. From $100-$100,000. You can lend money and get an annualized yield of 18% or more. You choose the type of borrower and risk profile. I know some people who have made great returns with that. A $300 investment yielded 7.82% in 3 months

Add a bit more to that for a down payment for an ocean-view house or townhouse in Hawaii on a popular island. It will pay for itself in 10 years or less if you rent it out. Easy to sell if you decide to liquidate your asset.
