Ok so tis hurts my brain.
https://phys.org/news/2024-02-mass-b...lack-hole.html
imagine our sun in the sky. Now imagine a black whole eating one of those every day. and while you are at it, all of the planets around it.
Or a sun getting on a near miss path and sling-shotting back out into space only to collide with another sun and planetary system.

How long would intelligent life on the targeted solar system know the end was coming?
Somebody notices in the night sky that one of the stars appears to be moving and getting brighter.
Somebody else calculates the path and ohoh...

My home town. Profiled on Boston news show last night.Textile mills that are now being used for housing, artists studios and more. And check out the hurricane dike which has a great walking path on top.

Nice town redo. The water and walkway are big draws. They try doing similar things with old buildings in our home town but it doesn't have the nice central anchor like your centralized mills. Clearly great long term planning - which is key.

Water is always a draw. These mill buildings are in the south and north end of the city. There are actually two walkways one on east side one on west. We like the views on the west side. Then there is downtown area with fishing boats and historic districts. It's becoming a tourist spot and the waterfront restaurant prices are reflecting that.
