Default 10.5" rear fitment

Buying this wheel set up:

18x8 +40
18x10.5 +70

1. Will I need to do any modifications to make it fit? (currently stock)
2. Will I need to do any modifications once lowered on coils?
3. Pros and cons on this set up?

Thank you

A lot of it depends on tire size. 245/35, 285/30 would probably be your best option but will require a fender roll regardless of ride height.

2.5" of stagger causes a few minor issues. 225/40 would be a good tire for the 8" front but is best paired with a 255/35 rear which would be very stretched on a 10.5" wheel. Also, compared to stock the front (+27mm) is slightly more aggressive than the rear (+20mm).

my best advice is to buy wider fronts. At least 9"s +45 or higher

-For the rear-

Compared to a popular sized 17x9 +45, a 10.5 +70 wheel will sit about 6mm inboard. Outside clearance should be good with a roll and tab relocation just to be safe. I don't know how close the inside of the wheel will get to suspension parts though.

You will need to roll the fenders and relocate the tabs. Besides that you should be ok with those sizes.

Thanks everyone for your input. My last resort is to roll fenders. I want to avoid that if possible.

Not needed for the rear with 285/30 if you run the appropriate alignment, but the front will. If you could find even a +45 for front you could get around it with decent camber.

Not if he is lowered. Which plans on doing. It will grab the fender eventually.

What is your area? Have you asked in your local subforum on here who people go to for fender rolls?
