On the door seals and soft top seals, my go to is einzett Gummi Pflege. I'm sure the shin etsu works just fine, but this stuff is cheaper, and has that nom nom smell like other German auto products.
where can einzett Gummi Pflege be bought locally?

You could go to a local BMW dealer, but you might walk out bow legged. Amazon is the cheapest I've seen.

Both probably have their pluses and minuses, but they both achieve the same result as long as it's done regularly.

Use shin-etsu grease on all your door, trunk, hood, and soft top seals once a year. Don't forget to keep it waxed! Change your blinker fluid regularly. Use 303 UV protectant on your soft top every month. Don't use Mobil 1 oil. I use Royal Purple, but I'm not here to start another convo on oil! We've been over that already!

I've got in the habit of using gummi pflege on all my cars. Seals can be an expensive thing to replace if they aren't taken care of. Also use it to salvage what I can of the seals on older cars

And agreed Amazon is the best place. I got mine for under $15 and received it 2-3 days later
Don't know anywhere local

Proper tire pressure, top quality fluids like Amsoil, regular cleaning inside and out, couple of times a year clean fender liners and undercarriage throughly, don't let anyone eat food or drinks inside the car aside for water (avoids spills and odors), park inside and keep car safe, don't let gas go to empty, and don't delay maintenance and parts replacement as needed, let the engine warmup before driving,

I thoroughly recommend the shin etsu grease treatment. It was as good for the car as it was for me.
