The lenders definitely share blame on this. They lend someone 100%+ LTV on a house that has "doubled in value" in one year, but only because they can afford to pay interest only right now, and that is just a temporary teaser payment that will go up every six months. How in the hell could this borrower ever possibly make good? Short of winning the lottery, there is no way. Yes, the borrowers were ill informed, stupid, greedy, or whatever but the lending institutions couldn't print off these horrible loans fast enough. Everyone on both sides is to blame and now the rest of us homeowners and taxpayers have to carry the burden for the next decade till the market settles down.
Damn I wish I would have sold my house when all the real estate agents were knocking down my door with buyers foaming at the mouth to pay $500k for my house. I'd be living mortgage free right now and driving a boosted S.

Let's give it a 80% borrower 20% lender fault?
You've gotta pay attention to the markets, I'm not even that old and people my age don't pay attention to stuff that's called life. They're usually out partying when they're not working their "job"
PS you should've sold when the market was high, I don't get attached to homes, maybe when I get older I will but for now it's buy and sell or buy and rent
Doesn't really matter if you're going to live there though for the next 5-10 years though, as the market will be back up again. If you look at the swings they're around 10 years time.
