There are two 4" pipes feeding into the well. I **think** one of them drains the gutters from the house, and the other is draining the gutters from the garage as well as an in-ground pipe to prevent water from pooling in the backyard. Talking to some of the neighbors about various water issues, I understand what they're trying to do, but they maybe didn't account for the sheer volume of water that could potentially come in. When it rains normal Seattle style, water will trickle in and the sump pump has no problem keeping up. When it rains 1.5"-2" in a 90 minute time, there's just too much water to pump out.
Inspector noted water damage from past flood, which was attributed to a failed sump pump, rather than a flawed design.

I think the 1st year we lived here in the IE & BLOWMONT we had driven down there and it was POURING we were 
I was also the 1st time to PS as I had this vision of a Vegasish place & thought I'd see BIG hotels & 
rides everywhere 
Wasnt till maybe the 5th time there that I actually saw a RARI on the road
PS is the OLD town now you keep going into Rancho Mirage etc... and see the $$$$
Still the olsk00l part of PS is
