On the flip side, I'm VERY excited about the soon to be new kitchen floor. We're tearing out EVERYTHING and putting in Santos Mahogany in the kitchen since the floor is likely not worth restoring at this point. The remainder of the downstairs will get refinished at the same time...though the fir floors everywhere else are well within the realm of restoration rather than replacement...

I'm saying wood floors are the best, and any $$ you spend restoring or putting in new, you will recoup the investment.

I'm well aware of the benefits. The big consideration was whether to restore or replace. I'm getting a deal on the mahogany, otherwise we'll probably do oak to replicate the tone of the fir floors in the rest of the downstairs...
