The 10th-12th is still Labor Day week for a lot of us... and the Mid-A group has an event... not impossible, just unfavorable.

I'd suggest the first week of October, but that is Fall Colors.

You could talk to Emily and see what sort of impact the Vols game has on where we stayed.

I would think the end of august would be favorable as well. You avoid the games and the upcoming holiday by shooting for one of the last two weekends in august. If you hit the last weekend that should avoid the start of most universities to boot.
