Chapter 12
So, I know I've been a little distant from you guys that past few months. I've sorta been slightly busier then I can handle really, dealing with my real estate career, my day job and a few big things I've got going on. Everything is slowly starting to ease up and I can see light at the end of the tunnel.
I have basically stopped looking for a new car and will probably not be looking at a new one for a least 6 months or so (I think). A gift from the heavens has fallen into my lap in the form of a new house.
(townhouse actually) It was short sale so the contract process was a bit long winded to say the least. I close on March 9th and I think I have decided to move in instead of using it as rental property it like I had intended. My mortgage and HOA fees ended up being basically the same as my "cheap as shit" rent now (less then $500 including taxes and insurance). I am so stoked right now that I am thinking about picking up another if the right deal pops up in the next few months.
It's in a small private, gated community and the original owner paid 158k for it in 2006. They currently owe 143k on it and I just picked it up for 74k and it needs nothing! It appraised at 135k 3 days ago!! ...
