Default Group buy on a piece of land?

I was talking to someone who suggested that several people should get together to buy a piece of land and devide it up equally so each buyer can build a house on their respective property, sort of a co-op and that would be cheaper than the sky high land costs today. Example - 10 people buy 5 acres together and devide that up into 10 half acre lots.

I think that would be hard to do because the housing developers have a lock on any land that a private seller w/ land to sell would go for the devolopers first because they have the money.

What do you think?

Are you talking about land locally? Within 100 miles?

One of my accounts is Pulte Homes, they have a lot of people working on Land acquisition that are well connected. I think it would be very hard to obtain any land for housing development when going against any of these companies.

Things to think about are zoning regulations and acquiring building permits. If you were to buy some farm or something and try to divide it up between you and your buddies, you'll probably end up with a great deal of difficulty breaking ground on your homes. I don't know a great deal about this stuff at all but it just seems this could very well be the case.

hey guys you forget they are selling the dullas toll road... in japan they sell roads to companies... we can start a new trend, s2ki can start buying up public roads all across the country. Now we just need to set rules for these roads

what do you all think?

Rule 1. extra toll for 350Z's cuase well, they are z's...
