I'm sure $$$ comes into play there as well. 450 acres within 40 miles of D.C. is probably a pricey investment as is. Move it closer and you're only spending more money for the same amount of payoff.

One of the nicest drag strips (MIR) and motocross tracks (Budds Creek) on the east coast is in the same area as this so called "hole".

Wouldn't be surprised if this new track follows suite if it actually happens
