Default Round 2

Mid-A. Been a long time since I've chatted with a number of you, thought I'd pop my head in and say hi.

As some of you may know, I sold my built S2000 and Evo8 back in February of 2007. Shortly following I purchased my 2001 NSX, which I later sold in August of the same year. In September I purchased a brand new 2007 STI, which I kept until February of this year.

The entire reasoning for selling my cars was to purchase a home, unloading some of my debt for a higher approval limit. It just so happens I could only go a couple weeks without wanting to buy something new. Currently I am debt free, minus some minor visa credit card debt and things are good on the home search.

Speaking with my realtor I have been informed a few different things. Your home amount approval is based on your total debt to income. However, if you are like me and bill free it still gets capped as your total housing debt to income. Basically what he told me is that it wouldn't matter right now if I had a car payment or not, the amount they've approved me for is the most I can get.

Well, with that in mind I've been considering another S2000 - since I am not too proud to admit I can not afford another NSX and a house payment, not still being able to live my current lifestyle.

Just wanted to check in and see how everyone's been!

Welcome back! I would suggest finding your home before you commit to another auto loan. Reason being is you never know what type of home repairs will be needed, or better yet what sort of home improvements you will want to make. A home will be the foundation from which you build the rest of your life.
