"Everything is negotiable", (price of house ,fees being paid). Ask for papers before you sign escrow to review math and check for mistakes. 20 % down to avoid PMI. 15 mortgage max. Do the math in what you pay in extra interest ( why give the bank a 360 Modena instead of your garage ). Get a smaller house to keep your mortgage at 15 years.

A single story house is handy if you plan on staying in it a long time. As you get older steps can be a chore...Good luck finding what YOU want.
