it is not a matter of cleaning up mine.......mine are as nice as any of these other guys...... $150 per month x 10 houses seems like a big deal.... that is $1500 per month - $18,000 per year..... yes...that will break the system when every douche bag tries it.....

I don't think i have met a decent "real estate investor" yet. Everyone just seems to think the world owes them and they try to screw the system and people who are desperate! Survival of the fittest at its best.

We own a duplex, and our sole tenants are the people that live on the other side of the common wall from us.

We have not, and will not accept Section 8. When the property becomes available, we deliberatley advertise a rent that is slightly below market value so we have a wide selection of applicants to chose from. It has worked for us.

Sorry Scot, although its nice to see you are a nice guy and dont screw people, in certain situations in life, you must. You are passing up 9000 extra dollars for no reason......year after year.

Thats just bad business. THere is nothing wrong with increasing rent if the opportunity allows it. Just like dealers charge more for a car they know will sell like hotcakes.

Raise the rent, dont lowball.

I am just not a greedy dick.....The rent is paid mostly by the government...... eventually the $ will run out.....? If I charge a "reasonable" amount, that would allow maybe 1-2 more families the ability to rent?

I am comfortable charging a "reasonable" amount and not trying to totally screw the system.......

How many people hear liked when the S2000 was priced at sticker plus $5000? We called the dealers assholes, dicks, etc....... that is basically the same thing..(in the shady dealers' eyes, that was good business I guess).. How about....if you are dumb enough not to ask what your interest rate is on your car loan, then the dealer should charge you 15%.....that is good business right? again..basically the same thing.....

Overcharging for a mediocre house in a not so wonderfull area is basically being a dick......... Section 8 should probably hire better people to tell the other landlords that they are assholes....(just my opinion).

Its a business. Just because the government gives you the right to steal does not mean you should do it. Just because the government steals from you does not mean you should do it. You've got to do what feels good and lets you sleep at night.

Kudos for being someone who I would to rent from if I needed to rent. The world needs more good people.
