the tenant jerked him around for months on various and sundry BS (i don't know if non-paymnet of rent was ever an issue, but it was fix this, fix that, clean this re-do that, etc.)....eventually, my dad had enough and ended up selling it to the tenant for below market.
he vowed never again....
