Buying my first place as fast as I could afford to. Got engaged over Christmas, that seems like a good idea but time is the real test.

I have high hopes for this thread :-) I don't have a lot of history behind me, so I'm gonna say getting my degree and paying off my student loans right away.

I agreee. Sold my NSX and bought an income property. a 3 unit complex in the desert. Sold it after a year at 80% appreciation. It has a lot to do with luck, and maybe selling it to the next person who might be a "greater fool". in any case, there is risk involved too. Don't ever believe it when they say Real Estate ALWAYS goes up. just watch what will happen in another year or two across this nation. My plan will be to wash and repeat.

I have a few decent decisions.

1 -about 11 years ago my wife worked for an a-hole place that only gave her 20% commissions..... I wanted to start some kind of company and she suggessted a mortgage broker company.... at the time we had next to nothing... I sold my car to get the $ for the licenses and a computer.... since then we hired employees, etc.... and it has been a huge success.

2 - about 5-6 years ago - rental houses - we started off with some really dumpy bank repo's but have moved to nicer houses in better parts of town. at some point I have had a total of about 22-23 houses which we sold 5 of them. If you are somewhat handy, we buy houses that need some work, fix them and sell them. We also have houses that we just rent. The key is buying them for a decent price, which is fairly hard to do now that Carlton Sheets and every other Yahoo has those commercials on tv.

3 - kids...we have 2 boys... lots of fun...they are 11 and 9 now...
