In our state, our courts have ruled that sort of tax structure violates our state constitution. It's just outright unfair that two people, living next door to each other, with identical property, pay different amounts of property taxes based on when they bought their land.....

It may play here on a buydown then. A lot of older seniors would like to cashout and go smaller without paying an increased tax on lessor housing, especially those with fixed incomes.
Where I live most homes are puchased with cash rather than financing especially in the upper segment of the market.
I have wondered if reverse mtg's will become popular here as people age. Maybe they already are.

I have a friend in the business who is specializing in Rev Morts.....can be a salvation to elderly folks in certain situations. There are pretty high costs involved....
