my friend rents two homes and is paying for one on his own...the two leased properties pay for themselves...even the insurance and taxes for the homes...

Yeah, generally speaking. Most owners lease price to leasees basically covers their property and everything inclusive.

i have two friends who are cousins who both of their parents have been renting a home for 30+ years...i told them why dont they buy, they could have paid off the home by now...they each tell me that they just dont want to...

Yeah, its a lot of responsibility but the rewards are greater. Some people have different priorities. For the most part, land/property is usually a safe investment. Just need the patience of when to turn a profit.

takes a long time to see the rewards...this is mostly geared towards retirement...

it is brand new, just bought it from home depot.... will be return it shortly though

That's why you buy land that has improvement on it already. Just buying a empty plot of land is a shot in the dark.
