We are pretty limited to the availability because of those darn horses. Really, it is just early spring and Sundays-only in the Fall that it is available. Plus, the Winter. If we find that everything works out okay at this venue this season, when we might use it more next season. I did not want to schedule too many there this season since we did not know how well it will (or won't) work.

I'm curious to see the surface. I think I heard it was similar, but not as rough as MW. That is a step in the right direction, but it's nice when my tires don't look like they've been hit with a shotgun blast. For that, I really have become a snob for TMS Bus Lot and Pennington (despite their downfall of being small in size).
