Hi I did a search and looking for the right offset but I've been getting mix answer.

If I run 225/17/45 +44 Front
255/17/40 +44 Rear

Would I have any clear my fender? I'm also gonna drop it with coilover about 1 1/4 lower.

Those offsets are not correct!
They are too low!
Figure at least another +6 for the front and another +12 for the rear (especially for lowering).

 

Socal is right. To run that wide of tires you will need higher offsets.
