The day I posted a 10 day notice to evict (legally required here in PA), Tasty (Idiot tenant) went to the DJ and filed a $4k civil suit against me due to what she said "the heat didn't work" (although it does).

So I had to hire a lawyer, she never did pay her rent, etc....

At court her free ghetto lawyer and my lawyer talked before the hearing.... they came up with :

I may win the court hearing and get her evicted and even get a judgement against her, but she will file a suit against me for not cleaing up the sewer mess in her basement for over 2 weeks (pretty much my fault, but she is the idiot who flushed all kinds of paper towels to make the sewer clog).....

so basically she has a free lawyer due to being poor and has no job so even if i win the judgment I won't get anything and then I would have to defend her friviously lawsuit about the basement sewer that she caused.....

In the end she is staying until mid June, not paying any more rent and I keep her security deposit. so I will get $1200 for 5.5 months of dealing with her.

I think she is a professional asshole. Her 2 kids are on SSI due to "learning disabilities", yet she has a 75" TV and no job....

Long boring read.... this thread doesn't deliver....

ya, the rent was $600 per month..... hell i will end up paying more than $1200 in water, sewer and property tax bills in that 5.5 months.

Ahh the adventures of a Slumlord. You really need to copyright this stuff and come up with your own reality T.V.

Btw, remember we talked about investments/finances on PM 18 months ago and I concluded I don't have the time or patience to deal with the headaches of renting houses. I would probably hire somebody to "take her out"

Someday I am interested in becoming a slumlord, probably shortly after I graduate college.

It really sucks that you got shafted by Tasty. Didn't you say that once someone doesn't pay their rent they will no longer be eligible for Section 7 (the government program where they pay for their rent)?

it sucks that whole scene creates this disgusting culture. Grotesque. It makes you know why if you have the means you seperate yourself from that.

I feel your pain brother. She's a professional. She's knows exactly what resources are available to her and how far she can push the legal system and people.

I tried to buy a foreclosure from the bank. They guy lived there 9 years without paying a mortgage. Everytime the hammer was about to fall he'd make a move to counteract it. The loan officer at the bank told me some of the things he did and that he should write a book.

What's ridiculous is that it's so obvious how stupid this stuff is and yet it is allowed to happen. I guess it's the same thing where a few spoil it for everyone. I'm sure there were landlords who screwed people who led to these rules, but still this shit is blatantly obvious.

My dad had a problem with a house that was really nice and then succumbed to "white flight". After that it became a nightmare.
