if you can get to sf it would be great. Location , loaction
when other markets drop. sf and sanjose would rop in price last.
the subburbs will get hit first. ex. tracy, hayward

If you don't mind the longer commute then I'd go for SF hands down. SJ isn't the most entertaining place IMO. But heck, you're coming from Livermore, so not sure if that matters.
That having been said, given that scenario, I'd personally rather live in SJ and have a shorter commute. SF does have more financial job opportunities, but I thought you work in tech? I commuted for 40 miles each way for 4.5 years and now only commute about 15 miles each way and have to say that life is a lot less disturbing as a result.
I'd think there's crime everywhere, so I wouldn't let that be a deciding factor. As for East SJ having crime, let's put it this way: anyone who thinks East SJ is ghetto hasn't been to a real ghetto.

I think riding the train and driving for the same amount of time is a whole different thing. I'd much rather be reading a book or newspaper than watching out for some camry trying to cut me off.
I wouldn't say crime is a real determining factor but I wouldn't be living in a cheap neighborhood either way. But the tri-valley is like a different world though.
