Default Garage Floor Epoxy

I will be closing on my house in a one week. I am looking to seal the garage floor with an epoxy. I have seen stuff ranging from the DIY jobs at Home Depot and Lowe's that range in price from $50-$100 to stuff that costs $300 and up.

I have a 440 sq ft garage and I would like to seal it with epoxy and then put a clear coat on it with grit in it (non-skid). I don't really care about the flakes that are black and white.

My only requirement is that it doesn't react the the hot tires and lift off of the floor.

Any one have any suggestions?

Check with TheOtherHalf...he did his and it looks top notch. I plan on doing mine sometime this Summer!

I would like this also. Mine is filthy right now. The dogs tend to do that. I wonder if these treatments will hold up to 3 labs?

check out concrete stains.
it is pretty cheap ($1.5-4/sq ft) and is durable.
you can see variations on google or by going to places like home depot and looking at their floor.
you can get designs, etc too.

Back in 2001, I used the Rustoleum "Epoxi-Coat" stuff as found in Lowe's, Home Depot, etc. It's possible that it's been improved over the years, but I wouldn't use their stuff again. It looked great for about two years, and all of a sudden at the two year mark, it started peeling up in the high traffic areas. Not just where race tires sat, either - even the places where I used my floor jack most often started to look ratty.

Next time, I think I'll probably buy some of those cheap floor tiles. That way, if one of them gets crapped up, I can just peel it up and replace it.
