I'm not sure what to say. As a business owner, I guess you have to be careful, but you can't let the landlord slide on stuff. It's his responsibility, whether he likes it or not.

Its a husband and wife..they haven't worked an honest day in their life...they inherited all this property (his father was one of the major land-developers in our town) and everyone says they havent made any improvements since 1940 when they inherited everything
the township is working on building code violations and the like

if we sue them it will obviously become adversarial and we will never be able to re-sign a lease (have only 2.5 years left) ...I dont needs this now
