I don't even think there are lots in Seattle at any price anymore...
But yeah, I always got a kick out of people who would sit on a property for 6 months (or 7 years
) and then decide the problem was that it was underpriced.

That's the thing about this particular property. It's amazing in many ways: 60 acres, two ponds, a gorgeous ridge, driveway is already in place and it's surrounded by Crown Land except for the one neighbour who lives in a yurt.
We hiked the property in winter and summer and the reality is there's very little usable land. If you wanted to put a small cabin on it near the road you could, but who wants to when you have 60 acres?!

Some of it is rocks, but it's mostly wildly uneven terrain. There was a cute little spot that the tiny home would fit perfectly (even overlooks the big pond), but it's a harsh angle down to it - in the winter it would be a major b!tch to shovel. The amount we'd need to spend on renting the equipment to even some of it out would be prohibitive on top of the land cost.
