The winter before last...we had NO LEASE (it had lapsed we were month to month, it is impossible to negotiate with people who are not fair and reasonable) and TWO heaters went bad They only way they would re-negotiate a lengthy lease with us is if we agreed to split costs on replacing the two heaters (over 15K) So under duress we begrudgingly did it, and now have a ten year lease.

 

Landlord is responsible for outside repairs?

That was one of the KEY Points. The heater is on the roof. Last time I checked that is OUTSIDE the building. We will see...you never know what a judge will say.
