i have just learned this piece of information and i bet both Nanc and I will tell you the following advice:


1 Have ur agent write a nice coverletter about you and why you want the house so badly, as an introduction to your offer.

2. Have ur agent wait until the last minute to submit ur offer, but FIRST let them find out from the listing agent how many other offers came in on the property, then bid over the asking price accordingly.

3. Make sure your agent is writing CLEAN offers, i.e. quick closing, decent deposit and downpayment (according to what your fiscal limits are) and don't be too picky with inspections and contingency removals.

Try the above.. works like a charm for us every time!
