Coatesville?
Is anyone familiar with Coatesville ? The wife and I are thinking about moving from the city, and found a house out there. I've been told there are good and bad areas. This is near the country club, and alot of new housing developments.

Coatesville in general is not the best area, however as I am sure you've been told, there are some good areas. One of the biggest problems with moving to coatesville are the schools, compared to the surrounding school districts, they are pretty bad. Which could be forgiven if it weren't for the fact that their school taxes are higher than anyone else around. It is a difficult call (I just moved into a house this past thursday, so I just got through all of this) but I figured out that the difference in school taxes alone will allow you to get a house that costs almost 30k more AND have better schools if you were to apply the difference in yearly taxes to your mortgage payments.

The area by the C.C is a beautiful area and safe. The only bad area is downtown coatesville. There are very nice homes all around every else. Taxes are a little higher, but have actually gone down last year a little. Everyone else will catch up soon enough. The school district's elementary schools are fine because they are near were you live. The junior high and high school everyone goes to the same. I really like the area we live in, west side of downingtown. It is a buyers market now so they say.

We're trying to stay away from the "cookie cutter" development homes, which we saw alot of. The few places we are looking at are just outside that and still very nice. Decent sized properties with privacy, and the plus for the wife is all the places to have a horse around.
How's recreational stuff around there, fishing, etc. ?

I do not fish but my neighbor does, lot's of good fishing right near by our house, and marsh creek is not far. There are lot's of cookie cutter devolopments but also some nice homes tucked away out in the woods. Horse country is just south of coatesville, kennet square aea.

Pony up the extra money and go downingtown if you can. Better schools and you don't have to deal with the ridiculous taxes due to the school districts gross mismanagement. My dad was a member at coatesville country club, and the area around that is nice. Some areas in the actual city/town are pretty rough at night

The plus side of course, is that coatesville has a ton of money coming in to help facelift the city so things are looking up for the future.

Believe me, Coatesville is a bad place to live...
I used to get most of my drugs from there, until I stopped doing drugs.
