They take into consideration all debt. Revolving debt can turn into accumilated debt if you cannot pay it all off now due to your newly acquired debt (mortgage or car note). So if you do plan to get a house/condo/co-op its best to minimalize debt. Your credit score is also based on how much combined credit you have. Cancelling a credit card with X credit will drop your credit a certain amount as well.

well one thing everyone should know that credit card debt is more flexible in your DTI than a car note/ fixed loans. Fixed loans are mandatory payments. In your DTI, your debt is all your fixed payments + minimum payments on any flexible revolving accounts. So if you have $20k CC debt, only your minimum payment would be included in your DTI.
