I agree, ratgirl. Or only buy crap like that if you have that kind of disposable income. I like to buy things, but I got into the habit for the most part of paying off my cc's every month and not having to pay the ridiculous interest. But I agree with almost everything that has been said here - live BELOW your means, SAVE, and watch every penny you spend. My mom did all of those things and retired at 50.

no - I was just kidding about the Amway. I've been targeted by SOOOO many people who are though... 
It bothers me that they will often lie to you just to give you the Amway pitch. I do know several people who actually do make money from Amway - the problem is that your social life becomes only about Amway and only seems to contain fellow Amway devotees.

I agree with Real Estate. (i will sound like a informercial right now).... We bought our first rental house about 3 years ago.....a Repo for about $15k (city property)...fixed it for another $5k then got a loan from the bank for $24k (they did it based on 80% of appraised value...it appraised for $30k)..... Anyway..... since then I now have 17 houses.... 10 of them are "section 8" (assisted housing) and 7 are privately rented..... prices of the houses range from $20k to $50k (purchase price)....
If I pay just these 17 houses off.... my net "cash flow" would be about $70k per year..... I know of nothing else that can provide $70k a year (net) of income so quickly.
Avg City "Section 8 property" - $25k (includes $ to get it move in condition).
Rent - $595 / mo (some are higher some lower)
Water / Sewer Trash - $65.00 /mo
Insurance - $30 / mo
Property Taxes - $100 / mo (too high for a $25k house but that is harrisburg)
Maint - $83 / mo (it probably is not this bad, but...)
Total Expenses - $278.00
Net income with no mortgage $317 / mo x 12 = 3,804.00 x 20 fine properties = $76k per year.
