I'm a new Section 8 landlord,
I have a Section 8 tenant.
She is responsible for $1 out of $975. Section 8 covers $974. Section 8 even covered the 1.5 month security deposit.
Rent is always on time, and I'll get annual CPI increases.
I've talked to her about 4-5 times in the 18 months I've owned this condo. She's not the greatest person to deal with, but I only have to talk to her if something breaks, and obviously I fix any issues ASAP.
It's a crapshoot. On average, these tenants are more likely not to care about the apartment since it's not their money. However, some are also very thankful for the exact same reason. I have one who is lucky to live a garden-style complex rather than some high rise project downtown.

It is definitely guaranteed. As you already have mentioned, the only thing you need to worry about is finding good/clean sec8 renters. I agree about the description of Russians and Asians. Very caring and thoughtful about their things. Good luck.

No, no, no. That Chinese guy isn't on Sec8; he's an international college student and wants to rent the whole house with his own (or parents') money. I'm still unsure of his motive for renting the whole house.
He said he wants a garage for his nice car and likes to live in a house by himself.

id be very skeptical of that. I wouldn't want a college kid throwing parties; etc. Even if you have money most people wouldn't get above a 2 bedroom for themselves. sounds too fishy. Also it can be a pain to have him evicted if he can't/doesn't pay.

It's just that I currently don't truly understand his real motive - living in a 4-br, 3-bath house by oneself is a little too much.
