Default landlord contract questions

hoping to get some input here. situation is as follows. there are 5 people in our house. 1 of them must have been raised by a pack of wolves or something...basically the kid has no class, manners, or respect for communal property and areas. fortunately, he is a nice guy and we get along for the most part. however, he leaves his trash everywhere, leaves his clothes everywhere, and sheds. i have already thrown out/destroyed many of the things he has left out..aka clothing, silverware, glasses. the ass hat doesnt even realize it. anyway, one of our roomates for all intents and purposes moved out because of this filth. i even take his trash out and dump it in the room he uses most.

the last straw was yesterday when he clogged the toilet, used his bath towel to clean up the overspill and left it. he then denied he actually clogged it. i told him if he doesnt clean it up, im buying rubber gloved and cleaning it up and draping the toilet paper over his couch.

i contacted the landlord once and she said this sort of thing is out of her realm. i went into the contract and found a clause concerning tenants keeping a clean, neat, and sanitary environment. furthermore, they must take trash out on a regular basis.

do you think its possible to hold her to that even though i would be complaining as a tenant. i want to find this kids parents and beat them for raising such a filth bag

furthermore, is there a way i can attempt to secure my security deposit back...any damage has been at his hands

Yikes. I say the landlord needs to send a warning letter first, and if things don't change, she needs to send a letter to the "filth-bag" evicting him.

How old is he?

Unless you rented the place and sub-rented out to him then it's the responsibility of the landlord. Even if you did sub-rent, the landlord has control over their own property, and you'd think she'd want only responsible tenants in her home regardless of whether you or she brought them in.

I think you have to ask, WWSD? (What would Scot do?)

Based on this I would think that if he goes, you all have to go, but more knowledgable people (paging Scot) will chime in. I couldn't stand to live in such squalor though so I don't blame you for being upset at this dude.

yeah all our names are on the lease. that pictured room is their smoking room. We are all 21...college off campus house
