As far as the landlord is concerned - you'd all go, but s/he is making money off rent, so if they don't care too much about the property (it is a college rental after all), you won't get much help from them.

You can leave and stop paying rent, or threaten to do so, but that will also piss off your other roommates. I'd band together with the other roomates and just throw that guy out.

Is there a clause in the lease to end the contract early? have you talked to the other roommates to see what they want to do?

I think you are screwed either way.... if you leave you are still on the hook for the lease (rent and damage).... Your landlord knows that renting to College Kids is great because most of them have goals and will eventually get a job and want to buy their own house. When she gets a judgment against you (and / or your roommates) you will NEVER be able to get a mortgage in your name until that judgment is satisfied.

that is the difference in renting ghetto (like my shit) and college. The college kids have a future where the judgements I get are basically meaningless....renters for life!!!

I would have to say that you need to stay and make the best of it and make sure to have the place as clean as possible when your lease is up otherwise they will come after you too....

DOESN'T THAT GARAGE SMELL? Aren't you just shooting yourself in the foot by piling up his garbage?

I'm sure the lease has wording like, "it is the tenant's responsibility to keep the property clean and maintained" yadda yadda... and there is also a paragraph on what the consequences of not living up to your responsibility are... such as, landlord has the right to evict. But if you are all renting together, you are treated as one entity. It would be different if one person were on the lease, and he/she was subletting to the other four tenants. THEN you could ask the person in charge to enforce rules on piggy's dumb ass, but in this case, the best scenario is to team up with the other three residents and let him know that he is basically being a big piece of poo. Oh, and move out pronto as soon as the lease is up.

There is always the option of pulling pranks and going to war on this guy... but people almost destroy houses doing stuff like that, and i'm sure you'd like your damage deposit back.

yeah we prank him...but only him...like the first beer he got from us on his birthday has piss in it...he started to chug it before he realized...NOT HAPPY...i throw his clothes away too..and he dresses all punk.skater...so he pays lots of money for stupid shit from catalogs...oh..your shirt is missing..sorry you left it out for three weeks...I pretty much realized i am screwed...making the best of what i have
