NEED HELP CREATING SOME KIND OF PRE-BUY CLAUSE?
This is the scenario:
I've found this car which I like and have discussed about the car with the seller. What I want is some kind of clause I will type out on paper:
Subject to:
1. Satisfaction of inspection and inspection report.
2. Satisfaction of Vehicle Info Report and/or Carfax.
3. Satisfaction of test drive.
etc
etc
You get the idea. I sign. I fax it to him. He agrees, he signs, fax it back to me and then I wire him a deposit.
BUT he wants it non-refundable. I want it refundable.
How do I go about creating this so-called clause so that I can protect my butt and he protect his?

You tell him that you want to get the car inspected and get a carfax and a test drive. If that checks out then you'll put down a nonrefundable deposit.
Do you homework then put the deposit down. If he won't let you do those things then don't buy the car because there's probably a problem he's not being forthcoming about.
