Boy you would have hated buying my house then. We had 9 contracts in 3 days with almost 3 feet of snow on the ground. We rejected 5 over asking price cash deals and 3 others way over asking price and excepted one that was way over asking price after crossing out everything they wanted changed. We changed the settlement dates on them and changed the rent back as well as our new house and other schedules needed to be accomodated. We weren't trying to be arrogant just we needed things to work for us.

Figure out the minimum you want and go for it.

In my neighborhood people negotiated with the builder money, granite countertops, landscaping items, etc. I was a sellers market (NY a couple years ago) and the buyers still got all of. Is the builder a national builder or a local builder? The national builders seem to have such things written into their budgets...

yeah, keep in mind depending on when you close the sale in the month you might not have to make a mortgage payment for over a month.

someone can clarify, but i think if you close after the 15th of May your first mortgage payment would be due July 1st but you'd still have to pay 1.5 months worth of mortgage. so you're still out the money, but you're finances might not be as stretched.

i think you should calmly ask them to work with you. since you were so gracious to allow them an extra 6 months, the least they can do is give you an extra month or two.

that "builder's discretion" clause is pretty vague, i dunno what that means!

In MD, I'm not sure if this is the same in IN.

1. They prorate the mortgage payment for the month you settle in. You pay that at closing.

2. The Mortgage is due at the end of the month (instead of the beginning when you rent).

3. If you settle April 30th, you'll get charged 1 days mortgage payment.

4. The payment for May is not due until May 31st, but you have a 15 day grace period moving the due date to June 15th.

5. Check your rental contract, You may have paid the first and last months rent when you first signed the lease.

6. Rent is usually due at the beginning of the month.

You'll probably make your last rent payment in May and your first mortgage payment at the beginning of June.

They finally got back to me on it and said they're not going to budge on anything. I'm just not going to get the house because of the principal of how I was treated. It makes me think that there are other "hidden" things they're not showing me. When I went and looked at other houses in the same subdivision, the property tax was double what it was at this one, which makes me think my monthly payments will be higher.

I'd rather eat a small downpayment than to be treated like poo and give them a crap load of money.

Don't let pride get in the way of the house you want. If the deal is good then swallow some of the aggravation. I had a hell of a time going through paperwork and haggling before I bought my home.

Think of it from their prespective as well. If this land is twice the size at a smaller premium then other homes in the neighborhood as you say. Then the seller is thinking he won't have a problem selling it in the future. The key to home buying is to know when you are getting a good deal and know when you are getting screwed.

I just think they're pushing me around so they can sell the house for more.

I don't understand why'd they keep treating me this way.

I agree about it being a great house, no question about it. It's just seems like a sign not to go through with it. Maybe I'm just that way, but it's great to get other insight from other people who aren't biased.

Sounds like this is the place you want so don't let it slip away by doing anything foolish, if you are spending $300k on a house the $1000 shouldn't be a big deal either way
