It's probably too late since you're getting out but what about hiring a management company to do your dirty work? THe 3%-4% in rental income that goes into "management" is sometimes well worth it.

Some times this doesn't work either. I rented for a while and the landlords (management co) wouldn't fix jack when I told them something broke and they still charged 15% of the rent! They wouldn't give me the owners contact info either. Even with big stuff like the a/c, heater, and swampcooler. I'm not an ass and was renting out a house myself so I fixed what was reasonable myself before breaking the lease. Their solution was giving me portable heaters and swampcoolers. Mind you it was in the Mojave... You can't really do much about theives besides get an alarm. Did you ever consider putting in the lease agreement anything about replacing stained carpet and taking a deposit that will cover it incase it was needed?
