Its okay Sondra! I invest a lot in real estate, and right now you can't beat the all time low interest rates. I'm in the process of buying a Condo right now, so I know how stressful things can be. If its a new house you are buying, skip over some of the "extras" the salesperson will try to con you into. Just as a titanium shift knob will never help the resale value of our S2Ks, gold plated wash taps, or an extra 1" on your baseboards aren't a wise purchase either. If it is an older home, ensure that you get a home inspection done. Wiithout fail, the professionals will always find some fault with the home; faults that may enhance your bargaining position. All in all, good luck with the purchase. Don't sweat it. As most folks have already said, a home is an investment. Worst case scenario, you can sell if if you can't afford it.

Thanks everyone! I'm on pins and needles waiting to see what the seller decides! I think I'm in a good position because his new house is already halfway built, and I'm sure he doesn't want to pay two mortgages. He's already reduced the price on this house twice, so I'm hoping that he's as motivated as it looks!

I've bought real estate before, but this is more than I spent on the last two combined... my fingers are crossed around my rabbit's foot and 4 leaf clover!

Mike, good luck at your closing! I know you're going to love your new place as long as you've been waiting for it...

I'll update as soon as I start the counter-offer dance with the seller....

Good luck. I guess you have experience then. The contract is not half as bad as the big day when you actually sign on the line. What a stessful time.

Side note: The wife and I just made our last payment in July. We're waiting for the papers so we can have a mortgage burning party. I'll post the date on the Central Tex forum.
Now we're working on our vacation home plans.

Ronica and I may soon be in the same shoes as you.....we've got an offer on the table that has been re-negotiated twice already....and I think we are coming close to an agreement.

Unfortunately, I offered a closing date of 2/28/02 in wihch I though he would negotiate with me on (giving me some flexibility on sale price from the list).....low and behold, 2-28-02 worked for him!!! He already has a house out in WI, where he's moving to, and doesn't mind paying two mortgages through February.

Oh well! I can bear it until 2/28....it'll make a great b-day present for me, since that is the day that I turn 22 .

Please keep your fingers and toes crossed for me getting a desirable and negotiated bid, 'cause I kinda want this house BAD!!!
