Default Roofing Costs

I had a roof inspection yesterday and, in their pictures, show my roof is in bad shape. They quoted $10,700 to replace.

What has everyone else been paying?

I'm having a 2nd opinion to see if anything can be turned into insurance from all the high windstorms we've had this year. My $1000 deductible is easier to swallow than almost $11K.

Those prices don't seem too bad....I paid about that for a new metal roof about 6 years ago.

I paid $24k last September for a 50 year shingle. 44 square roof.

Two other quotes were higher, highest was $34k. We used the same outfit that did our previous house roof as they did a good job.

Cost is gonna mostly depend on the roof area.

Approved quote for my 2,900sf roof in suburban Richmond is $22,600.92. Roughly $780/square (100sf.) including labor, cleanup, etc. This is for a complete tear-off plus addition of a ridge vent system which will, hopefully lower the interior temperature in the attic. Still waiting for a start date but it will be this summer, the roofing company has cashed the preliminary check. USAA is replacing it based on hail, wind, and other roof damage. The past year had been a near constant noise as power roof nail guns work on seemingly every house in our neighborhood -- houses are just over 20 years old. Roofing company went door to door months ago soliciting roof replacements. Took months for the insurance approval.

Would LOVE a metal roof but at my age there's no return on investment. Heck, there's no return on investment for what's going on now!

yup, as they say, size matters.
I think we paid around 13k about 13 years ago.
that was for ~50 sq. I'd estimated 44 sq and he had 41 sq.
although I had an exact number with no scrap.

Don't forget disposal costs of the old roof. that can get expensive as well.
Make sure they install a bituthene ice dam waterproofing. ( obviously in northern climes)
Make damn well sure they are insured. as get a copy of the policy.

I found a lot depends on the roofing outfit/company/people you get.

Long time local people are less than the bigger well known outfits that advertise.

The high quote we got was a company that does a lot of advertising, turns out they simply outsource the work to do the roof, they don't have any roofers on staff.
