Right now, I'm facing either a one-time assessment of ~$8000, or HOA dues going up $200 per month, or both.

Right now, I think it's time you find another rental if you can't afford to buy just yet. Also wouldn't buy for now

Right now, I really want to find a new place. But I also want to stick it out here as a long as possible, at least until I'm done with school. Moving is so expensive (it cost us over 3k just to move into this place) and I really want to put that money into school. It's hard to decide if we should move and wait on school, or stay and continue with school. I only have 2 1/2 more years of school left Also, the rental market here is brutal, with the vacancy rate sitting at about 3%
