I'm already pretty uninhibited when it comes to calling on the contractors. I popped my cherry on the last contractor that worked on our beach house when I told him to drag his happy ass to the house and fix the foundation with his own two hands because I was sick of water coming in.

I haven't had any problems with the current crop of contractors living up to our agreements...and even coming in under budget on a couple projects.

Granted, more than a couple projects ended up about 40% OVER budget...

I'm clarifying that it wasn't due to their time/cost management, but because of my "might as well" lists that I dropped on them halfway through the projects...

I'm telling you that I'm fortunate to have a flexible budget to do this project right at the moment. If this were an ordinary home I'd be doing it on a MUCH tighter budget, but this house is a historic landmark in need of a couple love taps to get it back to anything near it's former glory...

I'm listing some of the high points:

Roof (tear off and replace)
Roof structure (separate project...a couple beams were rotted through)
Electrical (whole house rewired or repaired)
Walls (holes patched...some walls rebuilt/reconstructed)
Floors (stairway and 2nd floor...some replacement/addition of material)
Window in kid's room (apparent water damage from outside) TBD
Door down in living room (need to rebuild to make fully functional) TBD
Front porch (decking and structure need to be evaluated and replaced/repaired) TBD
Garage (doesn't exist yet) TBD
Yard (tear out some tree stumps, regrade and replant grass) TBD
Replace fence (current chain link to become picket fence) TBD
