Nick was renting.. if that's who you were referencing.

You'd be surprised at what you can and can't do and where you can find it. My new house has great potential.. but needs a lot of spit shining. I'm sure the neighbors are thrilled to have me already

Ah yeah. I forgot he was renting.

My budget is seems to be right on the tipping point of "Do you want a house that is structurally sound, and safe to be in?". I see a lot of online listings that being with the words "MOLD MOLD MOLD" I could certainly find something out in the middle of nowhere, no problem, but staying within a short commute limits things dramatically.

I'm sure I'll find something, but my wants are just barely possible with my budget it seems. Single family house, two car garage, not right on a busy road/highway. Other than that, I don't care if it's old/small/out of date, yadda yadda..

Your list is neither simple, nor cheap.

Everything with real estate is relative. Don't make the mistake and purchase the bigger house further out that has more amenities unless you absolutely are ok with staying there for many years.

location is key and everything else is just a matter of money. Don't skimp in certain areas because trying to add later will be a huge problem.
