Alrighty. First thing is first. When I was looking at the house before I submitted the offer. Things wrong with the house

The master bed room looks like it has a leak in it however it seems like it was fixed because I saw it after heavy rain and it was not wet etc. From the interview of the neighbor it was because there was a satellite dish and when the house was foreclosed on they just took it without patching it. It has been patched since.

Up Stairs. Kitchen = Cramped.. need some wall bashing out.
Linolium for kitchen and front entrance steps.
railing to protect you from falling down into the steps = broken
Bi-fold doors for closets= UGGGGGGGGGGGGGGGGGGGGGGHHHHHHHHHH
All 3 bathrooms look like balls.

Carpet everywhere beside for kitchen and bedrooms.. in bedrooms it's hardwood... reverse thinking? wtf.

HVAC controls look like it's the orginal one.. so scheduler?... yeah forget that till I replace it.

Deck looks like it need a major overhaul.. time to get my full mask and sand some preasure treated wood after I powerwash the hell out it.

Garage door opener looks like it's from the 80's.

Garage needs to be treated / sealed.

You should just be able to buy a programmable thermostat for that. There are a bunch of universal type setups. Just make sure you get one that works with the particular manufacturer of your unit.

This isn't hard to do at all.
