My parents had a multi-family when I was growing up.
My guess is you have no idea what your signing up for.
old pipes, lead paint, bad heating systems and wiring, roofs, rats, mice and worst of all, tenants.

no clean spacious garage, and your giving up your privacy.

in short WTF are you thinking man?
JT, this would sum it up for me...

Tough call. A garage might be a step up from your current carport. When house shopping a bit over a year ago, I flat-out wouldn't even consider a house with no garage.

there are a couple of nice places i found on the east side with garages... the only downside is that they aren't crawling distance to the bars. which is one of my requirements

You should just buy a big garage and build an apartment in the back of it.

Live a bit further out, and find a house with the garage. If you can't crawl home from the drinking establishments, take a cab to and from the bars. Money spent on cabs worth every dime, vs for DUI.

OR, you could find that perfect woman who is 1/2 your age +7, marry her with the promise she will be your designated driver forever. BUT once you do that, it kind of takes the fun out of hanging around the bars.

Tough decisions for sure.

How far are you from Providence anyway?
right now about 15-20 minutes away

I think Erick and Jerry gave you the best responses.

I'm sure Erick will be able to also educate you on the financial impact of such a move, just as he outlined the financial impact for JSWhaler as to what might happen if he didn't "let" the wife drive the S.
