I'm thinking of moving
Be a baller and move to South End in Boston.
Yeah, tenant is bad news. My friend rents out couple older houses and it was almost a second job to keep up with maintenance and tenant demands. It took a lot out of him. Unless you are willing to sacrifice some week night and weekend, which I know you are not, it's not suitable for you.

I think you're nuts. I lived in Boston for a couple years and there were a lot of great things about it. But I had more than my fill of it by the time I left. The main thing I disliked about it was the my inability to keep a decent car. I disliked having to find parking every time I wanted to go out, I disliked having just about every car I owned vandalized in some way while living there, and I disliked not having the ability to do what I wanted to at my place without worrying about neighbors or roommates.
Living in the suburbs isn't perfect, but I'm able to do things there that I wouldn't be able to dream of if I stayed in the city. I loved having tons of stuff to do right nearby, but that just wasn't enough for me to change my whole way of living over the long term. I still enjoy visiting the city, I just would never choose to live there again.

I lived in boston for 6 years (college and 2 years after)
This is what got old:
-Not having safe parking/a reserved spot (solved when i got a place with a driveway but still not too safe)
-Fire trucks, ambulances, police cars, traffic noise
-illegals lighting off fireworks every night of the week for no reason
-public transportation ( in theory its great to save money, but in reality it flat out SUCKS)
-no private space/yard
-overpriced EVERYTHING
-Traffic, when u do decide againts public transit
-wierdos/bums everywhere
Vs the few positives
-Nightlife and lots of it
-good food
-lots of girls to choose from!

But you have me pegged for not wanting to work on nights as weekends

It's three o'clock in the morning and your tenant has no heat.

or
He just stumbled in drunk at 3:00 in the morning and now they're making Ultimate fighting look timid.
true story,
We had a tenant who through a full glass bottle of vinegar at her husband in the back hallway. damn hall smelled like pickles for two weeks.
it is best case a halftime job.
get yourself a place in the 'burbs and call a cab when your hammered.
JT, you are eff'in nuts if you let go of a place in the burbs to move to the city. Most people work their entire lives trying to get out of the damned city.
I felt like I had "made it" when I was able to get out and buy a very modest home on a good sized lot far away from the scum of the city.
I really think you will regret it quite quickly. Think it over well.

I moved back from Queens in NYC to my wonderful location, I call ruralburbia, and I just love it! To me the privacy and the space are worth their weight in gold.
I too am a single guy, no kids, no desire for kids. Sure I could get into more trouble in the city, but over the years I have really gotten into owning my own house and having the time to do with it what I want.
Upon looking over this thread and the replies of people who know the area there much better than I do, it seems you are getting lots of encouragement to really step back and think theis potential change over.
Good luck.
